After a gap of over a decade, the Greater Noida Industrial Development Authority (GNIDA) has developed residential projects in the area. Eight group housing builders have introduced a scheme for the allotment of plots to attract real estate developers.

The scheme was launched on February 7 and will end on March 1, 2024. However, applications for plots can be submitted until February 2, officials said. GNIDA is responsible for the development of areas in the Greater Noida region of the Gautam Budh Nagar district.
Employment and Improve the Local Economy: Up CM
According to officials, the authority has devised schemes to sell plots to increase revenue. Earlier in 2022, it was decided to create employment and improve the local economy. UP Chief Minister Yogi Adityanath has issued orders to draw as much investment as possible through various schemes.
Noida Authority CEO Ritu Maheshwari said, “We have only these two plots on offer in this scheme. Other plots will be auctioned in future schemes.”
Eight Group Housing Builder Plots Have Been Launched
“With the opening of Noida International Airport in October 2024, we have seen strong housing demand in the Greater Noida and Yamuna Expressway areas. So to meet the housing needs, we have launched a scheme for eight group housing builder plots. We expect a good response from the concerned developers,” said a GNIDA official.
After 13 years, the authorities started the group housing plot scheme. Earlier, in 2010, the authority also made allocations in this category.
Connects Noida and Agra Via the Eastern Expressway
These plots are located in six different sectors of Greater Noida. Sectors 12 and Sigma III have two plots each. Mu, Omicron 1A, Eta 2, and Sector 36. These sectors are located near the Yamuna Expressway.
Which connects Greater Noida and Agra via the Eastern Peripheral Expressway, officials said. It bypasses New Delhi and passes through Haryana and UP. These sectors will also be connected to the proposed Film City and Noida International Airport at Jewar.
The smallest plot, 13,938.5 sq m, is offered in Sector 36. while an 18,215-square-meter plot is located in Sector Mu. A 22,558-square-meter plot is in Sector 12, as the brochure for the scheme showed.
Similarly, 28,265 sq m of plots in Sector Eta 2, 30,000 sq m of plots in Sigma III, and 30,470.52 sq m of plots in Sector Omicron 1A were put up for sale. Plots of 32,350 square meters are on offer in Sector Plot 12. 38,771 square meters are on offer in Sector Sigma III.
The Price For Eight Plots
These plots are located in Greater Noida. While the rates of these plots are Rs. 36,500 to Rs. 48,300, the reserve price of the plots is between Rs 67.32 crores and Rs 178.34 crores, depending on the plot size and location. The total reserve price of these eight plots has crossed Rs. 970 crores.
Plots Allotment
The group housing plots will be allocated through an e-auction process. The date and time for the e-auction will be announced at a later time. Plots will be allocated on a leasehold basis for a duration of 90 years starting from the date of the lease deed’s execution.
Officials have indicated that the assigned project plots must not be combined or divided. Moreover, consortia are allowed to participate in the bidding process but may not be substituted until the completion of the project.
Payment Plans
Applicants have to pay 10 percent of the plot reserved cost along with a processing fee of Rs. 4.15 lakhs to deposit registration money. Successful developers will have to pay the entire land price within 90 days of the issuance of the allotment letter. They have to complete the project as per the approved layout plan. Obtain an occupancy certificate from the authority within seven years from the date of execution of the lease deed.
