Delhi Development Authority (DDA) has started online bookings for around 10,000 ready-made flats. These flats with freehold properties are offered on a first come first served basis.
The flats provided under the DDA Housing Scheme include around the 8,000 newly constructed flats for the Economically Weaker Section (EWS) and Low-Income Group (LIG) communities in Narela under Phase 3 of the Diwali Special Housing Scheme.

DDA launched the Diwali Special Housing Scheme 2023 on November 24, 2024, with newly constructed flats on FCFS basis. Under this scheme, the authority has also offered several premium flats through e-auction. DDA is now ready to sell 7,931 flats under this scheme to provide affordable residential and commercial housing to the residents.
According to an official report, these flats are being offered at affordable prices in addition to the ongoing phase 1 and 2 of the special housing scheme, an official said. According to the DDA, 3,000 flats have been sold under Phases 1 and 2 so far. This includes 1,420 EWS flats in Sector G7 and 6,511 flats in Pocket 2 Narela.
These flats are available in Narela, Jasola, Rohini, Sirsapur, and Loknayakapuram under this housing scheme. 211 flats are offered in the Ramgarh Colony near Jahangirpuri Metro Station. It can be said that it is a good investment opportunity.
Price for Diwali Special Housing Scheme 2023
LIG flats with a plinth area of 50 square meters are priced at Rs.25.2 lakhs. EWS flats in Narela cost Rs. 14 lakhs and these are 35 sq.m. DDA is offering a 15% special discount for LIG flats at Ramgarh Colony and MIG. 2BHK Flats in Narela, Sector A1-4 and Pocket 1A, 1B, 1C. MIG flats in Narela are priced at Rs.85 lakhs. Registration for Flats Under FCFS Phase 4 Begins
On March 14, 2024, registrations under the old scheme (FCFS Phase 4) for 445 middle-income group (MIG) flats in Sector A1-A4, Narela, were opened. These flats are available online at discounted rates. The scheme will be discontinued when the e-auction process starts.
Further, the report states that the authority has approved the proposal to provide carry-forward MIG flats at Sector A1-A4, Narela under FCFS Phase 4 at a 15% discount to the general public and a 25% discount to all Govt. Employees, including retired employees of DDA along with central and state, autonomous bodies, local bodies, and PSUs, the authority said.
With a 15% discount, a flat cost of Rs. 85-87 lakhs, and a 25% discount of Rs. 75-77 lakhs. The scheme has made available 1,042 high-income group (HIG) and MIG flats from FCFS Phase 4 2023 onwards in Jasola, Rohini, Loknayak Puram and Siraspur.
- Jasola has eight HIG flats priced at Rs. 2-2.1 crores.
- In Rohini, 810 LIG flats are available in Sector 34 and 28 in Sector 35, priced at Rs.14 lakh per unit.
- A total of 107 LIG flats are available in A1 and C2 pockets in Sirsapur, with a unit price of Rs. 17 lakhs.
- In Lokanayakpuram, 89 flats are offered in pockets, A1 and C2, unit price is Rs. 26 – 27 lakhs.
