Godrej Properties has reported housing sales exceeding ₹2,600 crore in its first year of operations in Hyderabad, highlighting the city’s growing importance in India’s residential real estate market. Strong Homebuyer Response in Hyderabad Residential Market
Godrej Properties entered the Hyderabad property market earlier this year with its first residential project in Kokapet. The project received a strong response from homebuyers, leading to quicker-than-expected sales bookings. Following this, the company launched its second residential project in the city within the same year.
According to the company, the combined performance of these two projects has surpassed internal targets, pointing to sustained demand for premium and luxury homes in Hyderabad. The response reflects buyer confidence in organized developers and well-planned housing communities.
Two Project Launches Drive ₹2,600 Crore Sales
Speaking about the company’s Hyderabad performance, Pirojsha Godrej, Executive Chairperson of Godrej Properties, said that the first project was launched during the January–March quarter, followed by the second project in the July–September quarter.
He stated that sales bookings from these two launches together crossed ₹2,600 crore in the company’s first calendar year of operations in Hyderabad. This marks one of the strongest debut performances by a real estate developer in the city.
Hyderabad Seen as Long-Term Growth Market
Godrej Properties has identified Hyderabad as a long-term growth market due to steady job creation, improving infrastructure, and increasing demand for quality housing. The company noted that buyers in the city are showing a clear preference for branded residential projects with planned layouts and modern amenities.
The developer believes Hyderabad’s residential real estate market will continue to grow as the city expands and attracts working professionals, families, and long-term investors.
Land Acquisition in Kokapet Boosts Expansion Plans
As part of its expansion strategy, Godrej Properties is actively acquiring land in high-demand micro-markets. Recently, the company emerged as the highest bidder in an online land auction conducted by the Hyderabad Metropolitan Development Authority.
The auction involved a five-acre land parcel in Neopolis, Kokapet, one of Hyderabad’s most active residential zones. The proposed housing project on this land is expected to have a saleable area of around 25 lakh square feet. The company estimates potential revenue of approximately ₹4,150 crore from this development.
Kokapet has seen rapid growth due to its connectivity, proximity to employment hubs, and increasing demand for premium apartments, making it a key focus area for developers.
Kukatpally Land Purchase Strengthens City Presence
Earlier this year, Godrej Properties also acquired a 7.825-acre land parcel in Kukatpally. The acquisition adds to the company’s land bank in Hyderabad and supports its plan to launch more residential projects across different parts of the city.
Kukatpally remains one of Hyderabad’s established residential localities, known for its strong housing demand and access to major roads, metro connectivity, and commercial areas.
National Sales Growth Supports Expansion Strategy
Across India, Godrej Properties reported a 13 percent year-on-year growth in sales bookings. In the first half of the current financial year, the company achieved sales bookings of ₹15,587 crore, compared to ₹13,835 crore during the same period last year.
The company has maintained its full-year sales booking target of ₹32,500 crore. In the previous financial year, total sales stood at ₹29,444 crore, driven mainly by demand in major urban markets.
Focus on Metro Cities and Emerging Markets
Along with Hyderabad, Godrej Properties continues to strengthen its presence in cities such as Mumbai, Delhi-NCR, Pune, and Bengaluru. At the same time, the company is expanding into tier-II and tier-III cities, with a growing focus on plotted development projects.
For the current financial year, the company aims to add land with a revenue potential of ₹30,000 crore through a mix of direct land purchases and joint development agreements.
